1.40Are plumbing leaks after foundation repair common?
Q.When I bought this house a few years ago there was small crack in the concrete slab- the home inspector and contractors couldn't tell if it was a shrinkage crack or result of settling(very common in the area I live in). The previous owners ended up putting some underpinning piles under one corner of the house.
I think when that corner was lifted the drains connecting to the shower and tub (the bathroom is at the same corner) were misaligned, because we started having problems with the flooring coming up and carpet stains. Now I have to redo a lot of the plumbing and the doors won't shut properly.
I read the foundation repair contract and it says they are not responsible for plumbing issues that arise after underpinnings are placed.
Should everyone who had underpinnings put in have an inspector come in and look at all the plumbing again to make sure there are no new leaks because of the movement?? Is this normal? Is this common?
A.Wow, that is not good. I worked as a service plumber doing insurance claims where houses moved and there should always be a drain test, called a hydrostat test, done before and after the foundation repair. I would go to the previous homeowners to see if they had a hydrostat done after the foundation was lifted. if they had a test and have the paperwork that could save you lots of grief. Otherwise it may take an attorney and there are no guarantees because their warranty does plainly state that about the plumbing. Some companies do that as part of their standard procedures, some do not. Hopefully the previous had that test done, I know many insurance require a hydrostat test after a foundation repair as part of the claim. Start there and then maybe an attorney but there may not be alot of recourse. Best of luck.
1.40Where do I start with a bath tub/shower plumbing repair?
Q.The tub faucet works, but no water comes out of the shower. There was a long term leak which caused a lot of mold, so i've pulled out most of the drywall and cabinetry that was affected (moldy). Now the plumbing for the tub/shower is exposed and i would like to repair the bathroom plumbing completely before reinstalling walls. ............is there maybe a newbie site for this sort of thing that someone can recommend. .....or perhaps even give me some idea of where to start and what to look for with this repair?
tyia :)
A.If the water is coming out of the faucet itself ok, then the problem is the diverter. On some showers, this is a seperate knob, handle, lever, etc... and on some older ones, its just a pull up stem on the spigot itself, hehe.
Do you know where the leak was at originally? Was it fixed, and if so, how? This may be a seperate issue from the lack of supply to the shower head itself.
Here are a couple of sites you can check -
http://www.ehow.com/articles_2475-plumbing.html?ref=fuel&utm_source=yahoo&utm_medium=ssp&utm_campaign=yssp_cat
http://www.theplumber.com/handbook.html
And of course, there's always This Old House, hehe -
http://www.thisoldhouse.com/toh/plumbing
Many community/state colleges also offer basic courses in plumbing and other trades, some as short as a few days.... good for any homeowner to check into, if they like DIY :)
If you take the diverter valve out, you can usually find a replacement at most hardware, building supply stores, etc. Its handy to take it with you to the store to get the exact type needed. It's probably $10 or less for a new one, depending on brand. You may need a valve wrench like one of these -

You might also try posting some photo's of the plumbing, the valve, etc....to get more detailed answers.

1.40Re-piping vs slab leak repair costs and effectiveness?
Q.My house was built in 1962 and I am almost positive that none of the plumbing piping has been replaced. I recently got a slab leak that trickles through the kitchen tile. I called around looking for estimates on how much it would cost to repair a slab leak and no one can say unless they come out. Does anyone here know?
The woman who I spoke to did say that if they fix a slab leak a new leak could occur in a few weeks or even before the repair man leaves. I do not have home owners insurance and I cannot afford to keep fixing leak after leak so I decided to look into re-piping the house, again no one can give me a rough estimate over the phone, anyone here know? The house is very small just under 1000 square feet 1 bathroom, 1 kitchen sink, 1 washer in the utility room all lined up in a convenient straight line.
Any help is appreciated, thank you :)
Neglected to say that I believe the piping we have now is copper and if I chose to re-pipe I would use pvc piping
A.So have a couple of plumbing companies come out and give you a free estimate. What's the big deal in that?
1.10What information is needed in order to get an estimate on plumbing cost?
Q.I am looking to buy a property, mobile home on land.
All it needs is new plumbing work, it used to have it but no longer does after its been sitting
What all information do I need to call to get estimates on how much it will cost for plumbing? I cannot have somebody go out there since it is in the middle of no where and I do not own it yet.....
I checked everything else it only needs plumbing
A.The first respondent is absolutely correct. If you can contact a local plumber, tell him / the company what you need to have installed, as in how many fixtures, drains, etc. You may be able to get a ball park price on the plumbing installation.
Keep in mind however, that in order to install the plumbing (water supply) to all the fixtures, the walls and crawlspace will be torn apart all over the mobile home. The repair costs of these are rarely included in any plumbers' bids.
If you want to have expensive repair costs, ALWAYS have your plumber do your sheetrock repair.
The other consideration is the crawlspace repairs. In order to get access to all the water piping in the floor, the vapor barrier and insulation must be cut and removed for access. The resultant mess is repairable, but usually it takes somebody who really knows their stuff to put a vapor/ rodent barrier back correctly so that it protects the system and the house from freezing.
I have seen more than a few cases that wasnt done, and I ended up chasing the frozen piping the full length of the house, repiping the whole house in the dead of winter.
The cost of doing the plumbing work and repairs afterwards will probably cost nearly half the cost of moving another mobile home/manufactured house to the lot.
I hope the PROPERTY purchase is a good one, at a great price for you.
Good luck.

1.00What to look for in contractors who repair major water damage?
Q.Bathroom sink pipe sprung a major leak, 15 minutes worth of tap water soaked hardwood flooring, plaster walls and ceilings and ran into some duct work...also we are concerned about the electrical wiring behind ceiling and walls, what are some good characteristics to look for in hiring a contractor who specializes in this type of work? Also, is it typical for the homeowner's insurance to cover the plumbing work? So far, the adjuster says only work to repair damage is covered but not the plumbing that caused the problem...sound right?
A.Your adjuster is correct. Your insurance policy owes for access to get to the plumbing leak and to repair it but NOT for the part itself.
Start by making sure your house is dried out properly by a certified water damage restoration company (i.e. ServiceMaster). They will find out where the water damage starts and ends, take moisture reading of your flooring and walls & may place fans/dehumidifiers to dry out your home.
After the place is dried out, then address rebuild.
If you need paint, drywall, flooring or baseboards...ask your adjuster if they have a "preferred" general contractor that is on the company's preferred program. Go with one of them if they do.
Good luck.
1.00How much does a plumber charge for emergency service?
Q.My hot water tank is dead.
A.Aye, I hate when this happens: Your water heater goes out all of a sudden, providing not hot water without advance notice; it should be able to tell us in advance of its failure so that it can make it easier for us to schedule a repair that timely coincides with its actual failure. But enough of wishful thinking.
Well, you need to have a local plumbing contractor give you the local rate for this project, as the contractor would only be able to more accurately assess the situation. Fortunately, there are plenty of local plumbing contractors seeking to give free estimates with no obligation. It's important that you get a local estimate and not rely on guesses found here on Yah because the cost of material (what is needed to fix the plumbing problem) and labor greatly varies by location.
As I said, free estimates from local plumbing contractors are the key to your success in this home improvement repair project of yours. Here's a great link to a handyman site that offers free very resourceful information to assist you in determining the cost of your project, and, ultimately, selecting a local plumbing contractor in an effort to get the best deal for you:

1.00Plumbing questions-- how do you repair aleaking anti sipon hose bibb?
Q.Repair leaking anti siphon hose bibb
A.You don’t mention what type it is but I am assuming it is integrated into the hose bib. You can take it apart to see if there is any debris in it, but you may need to purchase a rebuild kit………. the diaphragm and “O” rings do go bad.
You may try flipping the diaphragm over sometimes that works

Plumbing Repair
Regular home plumbing repair problems can be enough to send your life and home into a spiral. It's hard to relax when you have a bathroom sink that needs repair, or a clogged toilet in your home. Fortunately, there are a few basic steps you can take to fix your home plumbing problems. For instance, in case of clogged toilet, toilet repairs can be as simple as plunging using a plunger, and pouring some water after every few minutes to clear the obstruction. If this doesn't work, you need a professional plumber to fix the toilet. Leaky or broken faucets are some of the most common problems in any home. To fix a faucet, first turn off the water supply, and unscrew the faucet taking care to place the removed parts in the same order in which you remove them. This helps you place the parts back in order again, when it's time to screw the faucet back on. Get the defective parts replaced, and make sure you take it with you to the store so you find the right match.
To unclog your bathroom shower drain, first remove the strainer cover by using a screw driver. Using a flash light, look for any visible signs of blockage, and if you see one, use a straightened hanger to fish out the blockage. If this doesn't work, plumbing a small plunger about 20 times can dislodge the obstruction. Keep plunging until the abstraction has been sucked out near enough for you to see it. Then, use a hanger to fish the clog out. Toilet repairs are among the most dreaded home plumbing repairs to attempt. To fix an overflowing toilet, use a plunger to dislodge the clog. Do the same for a clogged toilet, and plunge at least 15 to 20 times. After every plunging session, pour some water into the toilet, and see if the clog is washed away. Remember, plunging doesn't always work immediately, and you might have to plunge a few times to see any results.
These are just a few basic plumbing repair steps you can take to get your home plumbing working again. If these don't work, call a professional plumbing repair service to fix the problem.
